Coastal Residential Expansion

Proposed future development coastal property around New Zealand is highly sought after and Haumoana, Te Awanga, Parkhill and Clifton are proving to be increasingly popular places for people to buy a home.

Let's take a look at the proposed future development of each area.

Te Awanga

The Hastings Coastal Environment Strategy has identified Te Awanga as having potential for further residential development. There are two specific areas totaling 6.5ha which are being looked at. The area would yield about 30 houses. (See map to the right)

Clifton

While the coastal area at Clifton may be seen as an area where significant residential growth could be accommodated, there are a number of factors which make residential development inappropriate at this location.

Te Awanga

These include conflicts with recreation in the area and public access, not to mention impacts on the amenity and character.

Furthermore, coastal erosion at Clifton is more significant than nearby Haumoana or Te Awanga.

Parkhill

Parkhill has been earmarked for rural residential and/or large-lot residential development in the Council’s low-density strategy. Large-lot means a minimum site area of 1500sqm.

The map (see map to the right) illustrates the extent of the proposed rezoning which could see between 70 and 200 new house sites. Hastings District Council has consulted about this proposed rezoning in the past and it was resolved to be put on hold while further investigations were undertaken. All previous correspondence will be considered.

The Council believe that these investigations are best undertaken alongside the future planning for the coastal areas of Haumoana and Te Awanga.

This will provide a more holistic and coordinated approach to development in the area.

It is intended to first seek input from the community on the types of development that would be appropriate within and around these settlements followed by technical investigations.
