: Draft concept revealed at Ocean Beach Charrette
A village of up to 350 homes around the existing Haupouri station woolshed site has been unveiled by the ocean beach charrette design team. The design incorporates the unique ‘wilderness’ character of ocean beach with the central village area looking out onto rolling land and the ocean beach coastline.
The draft sketch also includes proposed development areas on Pukepuke Tangiora and Waipuka Incorporation land as well as an elevated site (60 homes) approx 3.2km north of the proposed village.
The ocean beach charrette planning and design process, which
has been jointly commissioned by Hastings District Council
and Hill Country Corporation, is being held at Haupouri Station
Woolshed. Over the past week (DPZ Pacific, America and Roberts
Day, Australia) who are world-renowned town planners and urban
designers, have worked with many key groups such as archaeologists,
local iwi, conservationists, historians, planners, other technical
experts as well as landowners, developers and members of the
public to gain knowledge of local issues and concerns before
they set about sketching draft concepts.
The design team said the ecological, archeological and wilderness
character of the coastal land meant large-scale development
was not an option. Ocean beach would remain a special idyllic
place.
The aim of the charrette is to come up with a draft master
plan for the coastal area which better manages its natural
assets to guide conservation, land use, public access and
development over the next 50 – 100 years.
The concepts will now be refined following feedback at the
public pin-up and review sessions. A pin-up was held last
night and a repeat session was held this morning. From that,
the design team will give a final presentation with 3D images
this Thursday, 13th October, between 6pm and 8pm. The presentation
will offer more insight on the architecture, special character
features etc.
The proposed village (350 homes) could include a community hall, greenspace areas for children to play or for example farmers markets or musical events. A post office, school, church and cemetery were possibilities. They have also proposed that the surf club become part of the village.
NOTE
Demetri Baches (DPZ Pacific) is available for interviews to
discuss the concepts and ideas to journalists who could not
make it out to the pin-up and review sessions. Demetri will
elaborate on the concepts and feedback which has come out
of the pin-ups.
