Key components of the proposed Structure Plan
- Proposed rezoning of 29 hectares of land along the northern side of
Omahu Road, opposite the existing industrial zone, currently zoned
Plains. It is proposed to split the proposed rezoning into two stages
of 13 hectares (Stage 1) and 16 hectares (Stage 2)
- Provision of stormwater reticulation for the proposed rezoning area
to avoid possible contamination of the Heretaunga Plains unconfined
aquifer by stormwater from industrial sites
- Provision of water supply and sewer services (not including trade
waste which is available in limited capacity from the existing
tradewaste sewer)
- Provision of parking, footpaths and tree planting on the northern side of Omahu Road
- Provision of a tree planting buffer around the remaining boundary of the zone
- Initially the land will be zoned Deferred Industrial 2*. Deferment
of Stage 2 lifted at Council’s discretion once 70% of Stage 1 has been
built on for industrial purposes, and Stage 2 infrastructure provided
* Deferred Industrial 2 zone means that resource consents will be
required in order to establish any development including industrial in
this area to ensure that adequate servicing is provided on site, prior
to Council's infrastructure being constructed
