The Hastings District Council has received an application
for resource consent from Alexander Construction (H.B.) Limited
to convert the existing Arana Motel into 15 residential units
located at 1306 Karamu Road, Hastings, being legally described
as Lots 1, 2 and 3 DP 2028 comprised in CT’s HBP3/376,
HBP3/375 and HBP4/151. The application includes an assessment
of environmental effects.
Resource consent is required for the following reasons:
- Restricted Discretionary Landuse consent is required
as the proposal does not comply with the following provisions
of the Hastings District Council District Plan:
- Proposing one residential building per 112.47m2 net site area which exceeds the minimum density requirement of one dwelling per 350m2 net site area.
- For the fifteen residential units having their access
from a common area. The District Plan requires
that eleven or
more household units be provided with access from
a road rather than a private access.
- Non Complying Subdivision consent is required as the proposed 15 residential units do not meet the Minimum Site Size requirements of the District Plan.
The application may be inspected at Resource Management, 2nd Floor, Hastings District Council, Lyndon Road, Hastings, during office hours.
