Application

Ngatarawa Development Trust Limited has lodged a Resource Consent application with the Hastings District Council to redevelop the Hawke's Bay Golf Club with a residential subdivision component.  The site is located at 114 Valentine Road, Hastings.

The proposal includes redeveloping the existing 56 hectare site to create;

  1. 87 residential sites utilised for the following;
    1. 58 stand-alone residential buildings with garaging
    2. 26 residential villas with garaging
    3. 30 unit titled apartments with garaging
  1. A redeveloped 18 hole golf course with driving range and practise greens
  1. A tennis court
  1. A croquet green
  1. A swimming pool
  1. A redeveloped golf clubhouse with café and administration facilities, pro-shop, changing and storage facilities.
  1. A sports pavilion, including a gymnasium and health spa
  1. Sealed car parking areas
  1. Roads, services and infrastructure.

Access and Servicing

The application proposes to either access the site via the existing Valentine Road access point or via the existing Valentine Road access and a new road to be constructed to Equestrian Lane.

The application proposes to provide water supply and sewage disposal via a services corridor joining the site to Council services at Chatham Road, Flaxmere.

The application is accompanied by a comprehensive assessment of environmental effects arising from the proposed development. This includes an assessment of the proposed landscaping, traffic impacts on Valentine Road and Equestrian Lane, earthworks and a noise assessment including an assessment of reverse sensitivity affects (ie the affect of new residential units on the existing horticultural activities).

The application also includes comprehensive scaled site plans showing the location of internal roads, proposed access ways, the servicing corridor to Chatham Road, a concept plan and the proposed staging of the development.
